Project Scope:
San Diego-based specialty integrator Red Dot Digital Media was engaged by Irvine Company Office Properties (ICOP), a Southern California-based commercial real estate company, to design and implement a high-impact digital signage solution to help market one of its large commercial office campuses. The intent was to deliver a digital experience to help prospective tenants and visiting real estate brokers envision what it would be like to move into the facility. The vision centered on creating a modern, interactive space that would impress visitors upon arrival and provide ICOP leasing agents with a streamlined, visually engaging way to highlight property amenities, architectural renderings and neighboring businesses and service providers.
The result is a custom-built, interactive video wall powered by a touch-interactive controller that enables full control of the content experience. Visitors are greeted with a branded welcome screen tailored to the company touring the property, setting the stage for a personalized experience. From there, ICOP leasing agents can guide visitors through a vast library of still, video and augmented reality content that highlights key aspects of the facility, including property overviews, image galleries, amenity sliders, interactive maps and more.
The interface was designed to be intuitive and flexible, allowing ICOP to update content on the fly, including new images, localized amenities or alternate build-out options, no technical expertise required.

Challenges:
ICOP needed a solution that was visually impressive, yet practical for day-to-day use by leasing agents with varying degrees of technical aptitude. The system had to offer dynamic, multimedia content control, all accessible from a single, intuitive control interface. Designing a solution that met these requirements posed three unique challenges:
First and foremost, the average user (typically a commercial leasing agent or visitor) had varying technical experience with comparable systems. This meant the system needed to be simple and intuitive enough for a user with little to no prior training to walk in and easily navigate the control interface.
Second, the client wanted the ability to customize the experience for each visitor — including company-specific welcome messages and tailored presentations — without requiring technical support from outside consultants or vendors. This required a robust, flexible content management system that was simple and intuitive to use.
Third, mirroring content between the controller and the video wall had to be seamless and occur in real time. For example, if an agent swiped through images or played a video on the controller, the video wall needed to mirror those actions, free of any latency.
Additionally, the interface had to accommodate multiple content formats (videos, image galleries, interactive maps and animated sliders) while maintaining a unified visual experience. Lastly, the client wanted remote control over the display, including the ability to cycle the power manually, on a predetermined schedule or timed to power down a certain period of time following a property tour.
Navigating all these challenges meant building a fully customized system from the ground up to serve as both a digital showpiece and a reliable, everyday business tool.
Solution:
To meet ICOP’s ambitious goals, Red Dot developed a custom digital signage solution that blends high-end visual presentation with intuitive interactivity. At the core of the experience is a large-format video wall, paired with a tablet-style controller interface designed for real-time content navigation.
The controller interface serves as the command center. The custom-built software interface allows users to:
- Display branded welcome messages for scheduled visitors
- Play or pause promotional videos on command
- Swipe through a dynamic image gallery that mirrors on the video wall in real time
- Use an interactive slider to showcase various build-out options
- Navigate an interactive map of nearby amenities, including recreation facilities, dining establishments, transit hubs, etc.
- Control power settings for the video wall — either manually or via scheduled timers

To ensure ease of use, Red Dot designed an intuitive interface that ICOP can use to upload new images and modify content directly, without requiring developer assistance, empowering on-site teams to personalize the experience for different audiences.
Real-time mirroring between the controller and the video wall was achieved through tightly integrated media player synchronization that handles content updates instantly. Red Dot designed and deployed a robust solution with best-of-breed components for each link in the AV chain, including BrightSign XC4055 media players, Samsung VM55B-U Video Wall Displays, Peerless AV Modular Video Wall Pedestal in 4×3 configuration, Yamaha Pro 70V/8-ohm, 6.5-inch Surface Mount Speakers, Yamaha Pro Power Amplifier, Apple iPad 11″ A16 and an iPort CONNECT PRO Case and Base. The system architecture also supports scalability, allowing for additional content types or layout changes in the future.
Red Dot further future-proofed the system by building in modular controls, so new features can be added over time without disrupting existing workflows. The integration of remote power scheduling rounded out the solution, giving the client full control over energy use and display uptime.
Overall, the project is a model of how purpose-built, cutting-edge AV technology can enhance the commercial real estate leasing process.
Reason for choosing Red Dot:
The project’s success hinged on Red Dot’s ability to merge robust technology capabilities with visual storytelling, empowering ICOP to transform a vacant commercial property into an interactive showcase. What began as a simple request for a video wall evolved into an immersive, interactive sales tool that enhances presentations, personalizes the sales pitch and leaves a lasting impression on prospective tenants.
Results:
The interactive video wall solution has transformed the way the ICOP leasing professionals present this commercial real estate offering to prospective tenants.
The client reports that leasing agents now have a more powerful tool for showcasing the property, eliminating the cost and waste of printed materials. Presentations are now more dynamic, visual and responsive to prospective tenants’ interests, whether swiping through renderings, zooming-in on local amenities or evaluating various build-out configurations.
The flexibility of the platform means it can evolve alongside the property’s marketing needs. Additionally, the energy-saving display scheduling functionality has streamlined daily operations, reduced power consumption and eliminated the need for manual power management.
Perhaps most importantly, the project has sparked conversations about expanding the model to additional properties. The success of this installation has become a proof of concept that’s helping ICOP think bigger about the role interactive digital content can play in commercial real estate marketing.
“ Our collaboration with Red Dot has truly been a game-changer in how we elevate our on-site commercial touring experience. Together we’ve shown how to turn a simple video wall into a dynamic storytelling platform that helps prospective tenants envision their future at a property in a way that static materials never could. It’s immersive, intuitive and incredibly effective — and it’s already reshaping how we think about marketing across our portfolio.”
